Properties in Trust and Probate tend to sell in their “As-Is” condition for lower price due to their present condition at the time of sale. This means that the Estate is leaving money in the property that would have otherwise added to the proceeds. Our proprietary “Restore to Get More” Strategy, provides the Estate, upfront funds that will allow for a proper restoration of the property and leave it in market-ready condition. This method will usually net the Estate an additional $60,000 to $100,000 at the time of sale. The Bonilla Group will oversee the entire project from start to finish to ensure that you maximize value, sell your home quicker and for more money.

We will oversee all work completion and interface with all vendors in order to ensure that all work is of good quality and completed within the quickest timeframe.

Most property that receives our “RESTORE TO GET MORE” services, increases $60,000 to $100,000 in equity for the Estate and will usually sell within 30 days of going on market.

TENANT INTERFACE AND EVICTION OVERSIGHT

Our team of professionals will interface with disgruntled tenants on your behalf. Through our network of Professional Eviction Attorneys and our eviction process oversight, we will provide consistent updates from beginning to end. We serve as expert witnesses for you and the Estate if called in to testify.  We are physically present at Sherriff lockouts and coordinate for the property to be properly secured. A thorough assessment of the property is conducted and video documented for your review. A repair bid is produced and presented to you for consideration. A complete clean-up of interior/exterior will be scheduled upon your approval for completion. We have the personnel and procedures in place to handle the entire eviction process for you and your family.

STOP FORECLOSURE

We will provide the funds needed to bring the mortgage current and out of the foreclosure process. In addition to that, we will continue to pay the mortgage note throughout the sale until the closing date. We will contact the mortgage holder to ensure the foreclosure is stopped. This will allow you to close successfully on the sale of the property and obtain the highest amount possible.

TRASHOUT AND CLEAN UP

We will conduct an inspection and produce a detailed report of the existing items remaining in the interior/exterior of the property. A proper assessment of the degree of cleaning required to leave the property free of trash, debris and all other unwanted items remaining on the premises will be removed quickly. We will hire and pay all vendors needed upfront for you and the Estate. We will take care of it all.

ONLINE AND ONSITE ESTATE SALE

Our network of experienced professional will deliver an accurate assessment of value for all personal belongings you see fit for sale. An itemized inventory report will inform you and the Estate an expected return for your personal belongings upon sale. These trusted professionals will conduct onsite or online sales and provide accurate accounts of sale directly to you.

PROPERTY PRESERVATION SERVICES

We understand the importance of presentation when selling a property. We will take an assessment of the property’s condition and report back in detail. Full interior and exterior inspection will help determine the current state of the property. An itemized repair bid will be completed for you to review. We will pay for all immediate repairs deemed safety and hazard concerns. Visit cosmetic upgrades that will enhance market presentation. We will ensure that all utilities are working properly and that the integrity of the property is preserved through the sales process. Full clearance of pest and termite infestation. We will also provide ongoing lawn and garden maintenance as needed until the property has successfully closed and transferred.

PROPERTY SECURITY AND SURVEILLANCE

We understand the importance of keeping your property secure. Vandalism, theft and a squatting situation can become very costly, fast. We will provide ongoing monitoring and surveillance of your property to avoid this from happening. 24 hr. high-definition night-vision cameras will be installed so that you too are able to keep eyes on your property whether local or out of the area. All door locks will be replaced if they have been compromised. All widow locks will be inspected and installed if not functioning or missing. All gate entries and garage doors will be pad lock secured. In addition, weekly onsite inspections to the property will provide you piece of mind that all is well and let neighbors know that there is someone looking over your best interest.
